Decision details

Following completion of the development at Honeycroft in Lawford, should the main contractor Rose Builders fold during the guarantee period of the build, collateral warranties will enable the Council to go to the subcontractors directly to fulfil the guarantee.
The subcontractors and what they supplied are as follows:
Arcady - Architectural Services
Rossi Long Consulting - Structural and Civil Engineering
Nu-span - Beam and Block Floor
Kingspan Timber Solutions - SIPS Contractor
WMS - Underfloor Heating
Bellhouse P

To seal and complete the collateral warranties with the 8 subcontractors used by Rose Builders for services supplied in respect of the Honeycroft development in Lawford.

Option 1 - to not sign the collateral warranties - this would put the Council in a difficult position if the main contractor, Rose Builders, folds during the guarantee period. It would make it more difficult to claim directly with the subcontractor in these circumstances.
