Purpose:
To approve the new lease over The Naze Kiosk,
Old Hall Lane, Walton-on-the-Naze.
Decision:
(a) That the principle of granting a new lease in respect of The Naze Kiosk, Old Hall Lane, Walton on the Naze, CO14 8LE be approved;
(b) That the completion of a new lease on the terms as set out in the background section of the Part B Officer Report be approved; and
(c) That the Corporate Director (Operations and Delivery) be authorised to agree any other terms, as he considers appropriate, should it be required.
Reasons for the decision:
The property has been rented to the current tenant for 14 years. It is in a fair condition and there are no outstanding rent payments.
Agreeing a new lease of this property will continue to bring revenue income to the Council as well as allowing an established business to continue operating and providing an amenity to the area.
Alternative options considered:
Not to lease out the property to the current tenant and to search for a new tenant.
Not to agree the terms for a new lease. However, the current tenant is up to date with her rent and has been successfully operating her business from these premises for the last 14 years.
